We proudly acknowledge and
introduce Marcelo Reyes, One Quail Place’s “Turbo”
maintenance technician. Marcelo
has been with One Quail since May of 2006.
All of our years, we have never seen such speed and desire
to get the task completed and request the next. Marcelo is off and
running before one can say have a great day. He completes
everything he does with pride and a sense of ownership.

RIGHT
HAND MAN |
|
Mario
Villeda, Maintenance Technician of Sandpiper Village just
celebrated his five year anniversary with RPM Company. He spent
three years as part of the team at Whispering Woods in Modesto,
and then joined the maintenance team at Sandpiper two years ago
as the right hand to the maintenance supervisor.
|
|
|
Although
he seems shy, he has a great sense of humor that he brings to work
every day. Mario’s dedication and positive attitude impresses
the entire staff as he brightens everyone’s days with his great
smile and personality. He works hard at his job, and enjoys doing
it. He is great at balancing work and family. Mario enjoys his
family time, salsa dancing and bowling. …Thank You Mario for
making the work day enjoyable! |

I am pleased to
announce that Rebecca Volk, Assistant Manager @ Hidden Creek
Town Homes has been selected as the Employee of the Month for
August 2007. In her short time with RPM Company, she has made an
impression at Hidden Creek. She goes above and beyond what is expected or required
- every day!
|
|
She works with a sense of urgency which shows when she
accomplishes the work of two people. Rebecca can always be counted
on to respond to any request quickly and efficiently. Her smiling
face, sunny disposition, exceptionally hard work, and
uncomplaining attitude make her deserving of this award.

GOIN'
THE EXTRA MILE |
|
Ubaldo
Lomeli has worked as a maintenance technician at many of RPM
Company’s properties throughout the years. Recently he was
promoted from the Desert properties to assist in overseeing the
rehabilitation of Magnolia Colony in Upland.
|
|
|
This
is no easy task…with temporarily transferring residents between
units, coordinating vendors for the interior rehabs, and
maintaining everyday grounds and service requests, Ubaldo has
taken the challenges in stride. During the resident relocation
process, Ubaldo was at the property on his day off, canceling his
personal plans, to make sure that the coordination between the
movers and the residents for relocation went smoothly. Also, he
volunteer to help The Village Apartments with their National Night
Out function, serving cake and socializing with residents. Thank
you Ubaldo for Goin’ the
Extra Mile! |

ACCOUNTING DETAILS –

|
Cara Baggett is one of RPM Company’s excellent
achievers and employee of the month for July 2007. Cara joined the team in October 2003 and has continued to
show us her commitment and loyalty.
She currently works in the accounting department as an
Accounts Payable Clerk and in training to be a Property
Accountant.
|
|
Cara recently accompanied me on a trip to
Southern California to meet with our managers, which I feel was an
extreme success. Cara
has the wonderful support of her husband, Adam and her adorable 5
year old daughter, Zoë. I
asked Cara for a quote without her knowing where it would
appear…it’s a great one: “Learn from yesterday, Live for
today, and Hope for tomorrow!”
I look forward to Cara’s growth within the RPM team.
There is no greater net worth for an organization than its

HAVIN' FUN IN
MAINTENANCE |
|
Montecito
Cove, Tuscany Ridge, and Sienna Court are lucky to have Jose
Torres as their maintenance supervisor. His co-workers and
residents are entertained daily with his witty sense of humor.
Jose wants the best for the residents and shows it by providing
his best work and attitude daily. He works hard, and we can tell
he enjoys it. He travels between properties with a smile along
the way.

Whether
he is turning an apartment or making exterior property repairs,
Jose makes sure every task is done perfectly because he is never
satisfied with second best. He is a true representative of what

CREATIVE MANAGEMENT |
|
|
Rhonda
LaFlamme, Manager of Sycamore Terrace, has been with RPM Company
since 1992. She
is wholeheartedly devoted to the Sycamore Terrace Team, as well
as the extended RPM Team. Rhonda takes pride in her work by
using her exceptional organization skills and always knowing her
budget.
|
|
This
combination leads to a beautiful presentation of the property,
exceeding NOI annually, and reports and property tasks being
completed accurately and timely. With her busy schedule she still
finds time to help her co-workers and other RPM Managers. Recently,
a leasing contest was held between staff members of four of the
Inland Empire properties (a Horse Race Theme) to increase deposits
and closing ratios. To ensure that all the properties would reach
there goals, Rhonda single handily took charge and volunteered her
creativity and drawing skills to create and assemble all the game
boards and game pieces for all four properties. Rhonda, thank you
for all your creative contributions and continued dedication to
the entire RPM X-treme Team. |

FANTASTIC FIVE - LEASING WIZARDS |
|
The
Leasing Team at The Crossing @ Montague have been selected as
the “Leasing Wizards” for the month of July 2007. Great job
- Marie, Amy Le, Martha, Jenna & Jasmine - in maintaining
the occupancy at 98%-99.5% consistently throughout the past
year.

|
|
On a daily
basis, this Fantastic Five Team demonstrates their ability to
approach the daily routines, no matter how stressful, by juggling
numerous tasks with a positive attitude, enthusiasm, high level of
energy, and complete dedication to their positions at The
Crossing. Their team spirit is conveyed in the way they work
together, cross-departmentally and are always bright, cheerful,
and ready to help even if it means knocking on doors to collect
rent in a timely manner. In the midst of total chaos, their
strength is found in a combination of team spirit, warmth and a
fantastic sense of humor! Congratulations Marie, Amy Le, Martha, Jenna &

Tony
Martinez has been the Maintenance Technician for Laguna Palms
and Neighbors in Palm Desert since June 2004. With the recent
acquisition of Palm Village Apartments, RPM proudly promoted
Tony by adding it to his portfolio. We are extremely proud of
him! In the last three years we have witnessed Tony grow with
the company always keeping RPM standards his priority.

He
is continuously looking for ways to improve his properties and
customer service. He is always ready to work and take on any task
with great team spirit. He is contentious and determined, with an
admirable work ethic of “Do it right the first time” while

Lacinda
“Cindy” White has been a team member at Sandpiper Village
for over 9 years and has also worked at March West Commons and
sister sites whenever she is needed. Cindy has built a unique
rapport with Sandpiper’s Residents. Cindy is known as the
“resident mom” to the children in the community because she
has been there since most of them were born.

|
She
loves to talk about the joy of seeing children grow over the
years! Every morning, she greets the staff with a “good
morning”, smile, and fresh pot of coffee. Cindy is always
willing to help wherever she can; both inside the office or
outside on the grounds. Cindy is a hard worker and is always
focused when working with the maintenance crew in making sure our
units always look the best. She has always been an asset to our
team and has been instrumental in Sandpiper’s success over the

SUPER DUO |

I am pleased to announce that Danna
Percy & Tess Blevins, Senior Managers from Fox Creek
Apartments & Hidden Creek Townhomes have been selected as
the employees of the month for June 2007.
This “super duper” is exceptional in their ability
to work on several different projects at any given time.
|
|
Danna & Tess know how to prioritize and multi-task,
often times working for two different sites & any number of
individuals within those properties. They come to work with
a huge smile on their face everyday without complaint about any
additional tasks they are assigned. Not only are they
dependable, they are a marvelous example of the people that work
energetically. They are dedicated to helping RPM shine by securing
zero findings in audits. Reliable, humorous, honest, kind, good,
and patient, Danna & Tess deal with a range of people - from
irate residents, to vendors or employees. Their computer
skills in utilizing the Affordable Program in One Site are
unsurpassed, and their ability to grasp concepts to improve the
efficiency at the sites is excellent. Danna & Tess are
valuable assets to the RPM Team. They are deserving of this honor.

Kim Moon has been with RPM Company since 1999.
Currently, Kim is the Resident Manager of Las Serenas, a senior
community, and she was also recently promoted to manage one of
our newest communities, La Rocca Villas.
Kim’s attitude is amazingly pleasant!
|
|
|
Her
sense of humor will always bring you to laughter! Most
importantly, it is her contagious positive attitude that earns her
this recognition. While most of her day is devoted to customer
service for her residents, she is extremely accurate in all
administrative responsibilities, ensuring RPM Company policies are
always met. She is a team player and will get the job done in
record breaking time, all the while keeping a smile and spreading
cheer amongst her co-workers and contracted vendors. Kim
Moon is a valuable asset to this company and an absolute pleasure
to work with.

Marcos
Becerra Garcia, Maintenance Technician of Palm West Village, has
smoothly blended into RPM Company with a commitment to teamwork
and Loyalty! His job duties keep him very busy at his property,
however he still finds time to help his sister properties. He is
called upon very often to help out. He has driven several miles
to other cities to lend a hand.

Whenever
asked, Marcos is there no matter how far, no matter what the job
is, with a smile on his face and without hesitation. No job is too
small or too far…he is always ready and willing to go the extra
mile to lend a helping hand. He takes pride in doing his job and

|
Fernando
Carrillo is the Maintenance Supervisor for Mariner’s Pointe
& Marchwest Commons. He demonstrates daily that if he can do
it himself-he will, which leads to the company “Savin’ Money”. His extensive knowledge of capital
improvements has made it possible to control costs, lower
expenses and increase NOI at Mariner’s Pointe.

|
Fernando completes projects independently, reducing the need for
outside vendors, thereby reducing costs. On numerous occasions he
has volunteered to assist other RPM communities with various tasks
that could have potentially been costly to the properties. Fernando clearly understands the true meaning of being
a team player, and for this, RPM Company thanks you! |

Selena Westling, Assistant Manager of Sycamore
Terrace, has been contributing to the RPM Company X-tream Team
for eight years. When Sycamore’s doors open for business,
Selena is ready with a smile, and fresh baked cookies. She
greets everyone as a valued guest.

Like the Energizer Bunny, she “keeps going, and
going…” with enthusiasm and energy, until the last visitor of
the day is helped. Selena is dedicated to providing first-class
customer service which assists in keeping the property at peak
performance. Her sensational performance is an inspiration to

Shirley
has been with RPM Company as the assistant manager at One Quail

smile, and sweet, gracious nature make even the most hectic days
go by with ease.

Shirley
never waits to be asked for help. Whether it is at One Quail
Place, or another Palm Desert property, she always offers
assistance when she sees the need. She
seems to always “bring out the best” in everyone she comes in
contact with, both residents and co-workers alike. I feel she has
really enabled the rest of the staff to work harder, listen more
carefully and be more compassionate as a result of her example.

announce that Sigi Cardona, Maintenance Supervisor from Fox

for May 2007. Sigi has been an RPM Company team player for 10
years. He is a
courteous, dedicated and thoughtful person, who works long hours
diligently, without complaint, to ensure that Foxcreek’s
budget and needs are met in the most time effective and precise
way.

Foxcreek. No matter how intense the work level is, Sigi always

Foskett has been the Construction Rehab Supervisor for all of
the Palm Desert properties for the 18 months. His hard work,
drive, energy and dedication have been abundant since his first
day with RPM Company. Jeff’s everyday philosophy is “Considerate
It Done”. Moreover, he brings his positive
attitude, motivation and team spirit to everyone he works with
and all of the properties on a daily basis. |

Jeff
does not ask anyone to do something that he would not do himself. He steps into his daily tasks with ease
and skill which helps him to accomplishes more than most in a day.

Marion
Dally, Housekeeper of Sunrise Apartments…here’s to your
years of continued dedication to RPM! For the past 13 years, her
job duties have kept her very busy, yet she still finds time to
mentor others. Throughout the years she has trained other
housekeepers and shared her multi tasking secrets.
|
|
|
When
a team member is off work, without hesitation Marion volunteers
for interior and exterior maintenance that is not in a
housekeeper’s job description: she paints curbs, apartments and
cleans the exterior of buildings. She takes price in the work she
does, never says “I can’t”, and always lends a hand
where needed.Thank you, Marion for setting the example you do for
the entire X-treme team!

Maria
Torres is the Housekeeper at Tuscany Ridge, Montecito Cove and
Sienna Court…but her job skills don’t stop with her
position! When the properties became short of maintenance staff,
Maria welcomed the challenge! She
leaped in with a smile and positive “let me help”
attitude” to assist with painting, light maintenance, cleaning
dumpsters, and all other areas of maintenance that needed her. |
